OPERATIONS MANAGER (O&M)
Job Purpose:
Oversees the operations of various assigned projects to ensure the critical environment operations, maintenance, and vendor management standards of the contract are met in a cost effective, safe and efficient manner. Works closely with the client's management team and O&M service subcontractors. Handles the overall account operations in accordance with SOPs and budget. Leads O&M facility staff on large individual sites with critical environments or the organizations entire group of national remote sites.
Deliverable:
•Customer’s requirements to fulfill contractual obligations are operated and maintained cost-effectively and safely.
•Direction of financial, contracts and customer strategies for the facility are closely communicated with the client’s upper management.
•Operating philosophy, objectives and expectations are communicated to Operations Director and site team members.
•Oversees O&M directions, development and implementation and aligns it with controls standard and policies.
•Responsible in administering O&M operations budge.
•Compliance of statutory and regulatory for all sites.
•Optimizes expenditures and profitability by implementing sound business practices.
•Maintains open lines of communication with customer representatives, alliance partners, and operations managers.
•Set KPIs, performance criteria, performance reviews for direct reports.
•Responsible for employee development including hiring, recognition, discipline, and termination processes.
•Identifies, tests, and implement technological advances in support of building operations.
•Establishes process performance metrics; tracking, analyzing and reporting performance in terms of quality, safety, cost, and customer satisfaction. Takes corrective action to bring about required change and ensure contract requirements have been executed at a level above the specified standards.
•Maintains open communication with the client including problems and/or conflicts resolutions, regular reports to ensure satisfaction.
•Complies with all company policies and procedures and adheres to company standards.

Skills
Person Specification:
•University Degree in Engineering, Business or any allied fields.
•10 year facility management or building operations experience
•5 Years of supervisory experience in management, budgeting, vendor management, operations and maintenance required. The individual must have management experience operating/maintaining a critical environment. Critical environment can include data centers, operations centers or government utilities.
•Knowledge of the operation and maintenance of chillers, generators, UPS, electrical gear/systems and infrastructure and automated control systems.
•Experience with a Reliability Centered Maintenance program preferred.
•Experience developing written procedures on operation and maintenance of the critical environment equipment.
•Experience in training individuals in the operations and maintenance of critical equipment.
•Knowledge of project management best practices, and proven experience in managing equipment installations.
•Demonstrated ability to facilitate a root cause analysis investigation/problem solving session.
•Demonstrated leadership abilities and organizational skills.
•Demonstrated communication and interpersonal skills
•Able to deal with customers and others at all levels.
•Must be a team player.
